Beginning Your Tenancy

  • Meet to go over and sign Move-in paperwork ( about 45 mins)

    Book a Condition Inspection Prior to move-in

    Will need to have paid damage deposits

    Will need to schedule elevator lock out for moving.

    Will be given keys

  • Put FortisBC in your name, for your date of move in

    Put BCHydro in your name, for you date of move in

    It is a requirement for your tenancy to keep both Fortis and Hydro connected at all times throughout your tenancy.

  • Locks and keys are re-keyed before New tenants move-in

    You will be issued a new set of keys at the beginning of your tenancy.

    Requests for additional keys can be made to the Office.

    You are resposible for lost or stolen keys, all lost or stolen keys must immediately be report to DQCHS.

  • In Apartments:

    • All Laundry Facilities are for tenant use only

    • A monthly fee is paid, the tenant recieves the key for the door and may freely use the machines for their laundry ONLY.

    • All machine repair requests need to made through the office.

  • DQCHS only insures our Buildings NOT your belongings. We reccommend you purchase renters insurance. HOWEVER, it is not a requirement for your tenancy.

    All Vehicles on DQCHS property however are required to have full insurance and be in running order to remain in our parking areas.

    If you are in a unit that allows for your own laundry hook-ups you are required to carry water escape insurance.

 

Rent

  • Subsidized Rent is when the Market Rent of a unit is paid via:

    - a tenant contributing a portion of the rent, based on their income and family structure

    and

    -the other portion is being paid to the landlord through government-funded programs.

  • Your Full Rent Amount is due on or before the 1st day of the month..

    DQCHS Accepts Rent Payment by:

    • Debit (In Office)

    • Cheque

    • Money order

    • E-transfer (contact for Information)

  • If you are unable to pay your rent on time, you must contact tenant relations BEFORE rent is due to discuss a rent repayment option.

    Rent Extensions are a priviledge and are granted by DQCHS based on a consideration for your circumstances and rent payment history.

    DQCHS’ policy is to issue a “ 10-day Notice to End Tenancy” on all unapproved late rent payments.

  • You receive a Rent Subsidy, because of this you are required to provide your subsidy funder with Income Verification.

    At Minimum, this is Required ONCE yearly, However if may be done on a more frequent basis for the following reasons:

    • Change in Family Structure

    • Change in Income

    • Loss/Gain of Social Services ( ie. CPP, MSP, OAS or E.I.)

    • Child turning 19 yrs of age

    You will be required to provide proof of ALL sources of personal income, bank statements and a summary of the previous years taxes. (exempt are all child based income sources)

    Refusal to provide the requested income information, will result in making you ineligable to recieve a subsidy and that WILL result in your eviction.

  • Maintenance will perform an inspection of your unit and garage once per year. It is your responsibility to provide access to each area of the home.

    The purpose of this inspection is to identify and address any maintenance related issues.

    You will be given a minimum 24 hours written notice in compliance with the Residential Tenancy Act.
